Services
A singular strength of CEL is the adaptability
of its workspace units to suit varied business needs.
The units range from offices at 250 square feet to industrial
units at 500, 1000, 1500, 2000 and 3000 square feet.
From the central administration
area occupiers and others can avail of central services
including.

· Business plans/ Financial Projection
· Book-keeping / payroll/ VAT service
· Photocopying, scanning service
· Mailshots, franking
· Comb binding, laminating
· Desk-top publishing
· Accommodation address
Generally, the advice and information service are
provided free of charge. Where charges need to be
levied the client will be advised of likely costs
and charges will be agreed before work commences.
All services are operated on a confidential
basis and we strive to create an informal atmosphere
in which the client can feel comfortable and at ease.
Rent and Rates
Rent is payable monthly, in advance, by Bankers
Direct Debit. A bond of one month’s rental is
required at the commencement of the occupancy. Current
rental charges are available on request. Rates, where
applicable, are the responsibility of the occupier
of the unit.
Occupation
Occupation is secured by a licence agreement
with one month’s notice of termination, by either
party, required to be given.
On termination the cost of any cleaning
and/or repairs necessary will be deducted from the
bond. Where no costs are incurred the bond will be
returned in full.
Water
All industrial units have a mains water supply
installed. Any unit occupier intending to use water,
other than for normal requirements, must notify the
manager and arrangements will be made for the process
water to be metered and charged separately.
Insurance
CEL insures the buildings on its site. Occupiers
are not required to insure the fabric of the unit,
but are required to effect Public Liability Insurance
(minimum £1,000,000.00). All other insurances,
including contents, will be the responsibility of
the occupier. |

Parking
Each occupier will be allocated parking spaces
at their particular unit. Additional spaces may be
made available on request.
Fire Precautions
The Occupier shall observe and satisfy all
fire precautions as required by CEL and the fire Authority.
Telephone
We can provide you with a telephone extension
in your unit. If incomnig calls are unanswered, they
go to an answering service. You can dial calls directly
from your extension. Call costs are logged automatically
and you will receive an itemised bill every month.
There is a monthly charge for the line and the answering
service.
Alternatively you may make your
own arrangements to have your own telephone line.
Fax
We can provide a receiving / sending fax
service
Secretarial services
Typing, photocopying, fax, mailshots, franking,
desk-top publishing, comb binding, laminating, OHP
acetates, stationary etc. can be provided.
A postal collection service is available
subject to a small annual fee.
Business Services
We can provide manual and computerised bookkeeping,
PAYE and VAT services, also Business plans/ Financial
Projection.
Refuse Disposal
A compactor for the use of all occupiers
is provided. A charge is levied on each occupier and
the Licensor reserves the right to increase the charge
to any occupier where excessive use occurs.
Conference /Training/Meeting Facilities
Our conference / Training rooms are available
for hire. The cost covers the use of overhead projector,
TV / Video, white board and flip chart. We also provide
refreshments and can help you to arrange catering.
